Permit Expediter — Miami-Dade County (RER)

NEO-K handles permitting through Miami-Dade County's Regulatory and Economic Resources (RER) department, including DERM environmental review and unincorporated Miami-Dade building permits. We manage county-level submittals, specialty approvals, and certificates of use — guiding commercial and industrial projects through RER's process from application to issuance.

What's different here

Permitting through the County (RER)

Projects in unincorporated Miami-Dade — and many countywide reviews — go through RER, whose DERM (environmental) and Public Works divisions impose requirements that catch out-of-town firms off guard: environmental review, drainage and flood-elevation certificates, and right-of-way approvals that run on their own timelines. Projects that straddle county and city jurisdiction need both processes coordinated so nothing falls through the gap.

Where we add value: we work Building, Zoning, Fire Rescue, WASD, DERM, and Public Works regularly — coordinating multi-agency approvals, permit reactivations, and violation resolutions end-to-end.

Utility Infrastructure, Development & Compliance

Across Miami-Dade County, NEO-K has managed permitting and compliance for utility infrastructure, commercial developments, permit violations, and unsafe-structures cases — coordinating multi-agency approvals, permit reactivations, lien and violation resolutions, threshold-building requirements, and 40-year recertification compliance, from electrical substations to large-scale self-storage developments.

NEO-K has supported a diverse range of projects throughout Miami-Dade County, helping property owners, developers, and utility providers navigate complex permitting and regulatory requirements across Building, Zoning, Fire Rescue, WASD, DERM, Public Works, and other reviewing agencies.

For Florida Power & Light (FPL), NEO-K managed permitting and agency coordination for the Faucett Substation project — permit reactivation, technical revisions, multi-agency reviews, and final approvals for critical electrical infrastructure. For a four-story, 90,360-square-foot self-storage development, our team coordinated approvals spanning zoning, structural, environmental, fire, utility, demolition, and threshold-building requirements.

We also assisted a plasma-collection facility with a complex compliance matter involving an expired permit for a standby generator installation — coordinating permit cancellation, inspections, fee resolution, lien-related matters, and the closure of multiple violation cases. And we supported a commercial property owner in resolving an Unsafe Structures case tied to a 40-year recertification — managing electrical remediation permits, corrective improvements, negotiated extensions with the County, and an Amended Non-Compliant Case Agreement that provided a pathway to compliance while avoiding more severe enforcement.
